A maintenance contract in Zimbabwe cannot mean what it means in a city, and we will not pretend otherwise. What it means here is a scheduled visit on a planned cycle, a properly stocked spares kit on site, and your own people trained to handle the routine items between our trips. Done that way it works very well.
What a roller shutter door service includes
- Curtain and slat inspection for impact damage, corrosion and edge wear.
- Guide cleaning and lubrication, which in dusty conditions is the main event.
- Tension and balance check against the door mass.
- Barrel, bearing and shaft inspection.
- Motor, gearbox, panel and limit check with the manual override operated in full.
- Safety edge and photocell test under load.
- Fixings and structural check where the guides meet the building.
Scheduled visits rather than call-outs
We plan trips into Zimbabwe and group work by region. A contract books your site into that schedule, usually twice a year, so the visit is predictable and the cost of getting a team to you is shared across the doors on the property rather than carried by one call-out.
The spares kit is part of the contract
Every contract site gets a spares kit sized to the doors installed, held on the property and topped up at each visit. That is what makes the model work: your artisan replaces a roller or a photocell the week it fails, and we deal with the things that genuinely need us.
Training your own maintenance people
At each visit we spend time with the site’s artisans or electrician on what we did and why. Over two or three visits that builds real capability on the property, and it is in your interest and ours. We would rather your team handled the small faults competently than have them left until a door is badly worn.
Contracts for mines and heavy industry
Mining and processing operations run doors in dust on hard duty, and they usually have their own artisans and stores. That is the best possible fit for this model: we do the specialist work on a schedule, hold the specification, and keep the site supplied.
Contracts for estates, lodges and agricultural operations
Lodges, sugar and tobacco estates and large farms have doors spread across many buildings. We cover the whole property on one visit and report per door, which is far more economical than treating them individually.
Written records per door
Every visit produces a dated report listing each door by building and location, what was done and what is coming due. Group head offices and insurers ask for exactly that, and it is also what lets us load the right parts for the next trip.

Priced on door count, door type, conditions and visit frequency, with the travel component shown as its own line and shared across the site rather than hidden in a rate.

About roller shutter door service contracts and maintenance
It follows cycles, not the calendar. A dock door opening fifty times a day wants quarterly attention; a workshop door opening twice a day is fine annually. We set the interval from your actual usage rather than selling everyone the same schedule.
On a high-cycle door, yes — usually by a distance. Almost every emergency callout we attend was preventable: springs fatigue predictably, limits drift gradually, guides fill with debris slowly. On a door opened twice a day the maths is closer, and we will say so rather than sell you a contract you do not need.
Yes. Contract sites go to the front of the queue on emergency calls, which on a trading day is usually the part that matters most.
Every visit produces a written report covering what was checked, what was adjusted and what is likely to need attention next. That is the document your insurer, fire consultant or health and safety officer will ask for.
