Why this door suits Zimbabwe

It has very few parts, all of them ordinary. It needs no ceiling space, so it fits garages and outbuildings that were never built for a door. A curtain in guides tracks in an opening that is out of square, which a rigid panelled door will not. And it can be lifted by hand without special equipment when there is no power. That combination is hard to beat here.

Manual operation and backup

Every roll-up door we install has a working manual release, demonstrated to the household or the staff before we leave. On motorised units we fit battery backup and surge protection as part of the installation rather than as options.

Openings that are not square

On older houses and owner-built garages the reveal has usually moved. We measure top, middle and bottom, and we check what the guides will fix into, because on a single-skin pier or a sheet-clad frame the fixing is what needs the attention rather than the door.

Security on a roll-up garage door

Guide depth, end locks and the bottom rail do the work. A motorised door with a locking drive position cannot be pushed up from outside, and manual doors get proper multi-point locking rather than a token catch. On an outbuilding away from the house we specify heavier.

Dust, and keeping the barrel clear

An exposed barrel collects dust and, on rural properties, birds. We box the housing where the position calls for it, specify sealed bearings, and set a cleaning interval in the documentation that reflects the site rather than a generic schedule.

Spares supplied with the door

Every roll-up installation goes out with a small spares kit: end locks, a bottom-rail seal, bearings and, on motorised doors, a spare remote and fuses. It costs very little and it keeps routine faults off a shipping list.

Insulation and weather

A single-skin roll-up curtain is not insulated, and we say so rather than implying otherwise. Where a building is worked in all day under lowveld sun, an insulated curtain is worth the difference; where it is a garage, good bottom seals matter more.

Common questions

About roll-up garage doors

Very little — the curtain coils into a barrel just above the opening rather than running back along the ceiling. Around 300mm to 400mm above the lintel is usually enough. This is why roll-up doors are the answer in garages with beams, storage racking or a flat roof.

Older ones are. A modern galvanised curtain with nylon guide inserts and a soft start-and-stop motor is much quieter than the rattling doors people remember. Most of the noise complaints we are called out for turn out to be dry guides or a worn barrel bearing.

Not to the standard of an insulated sectional door, because the slats have to curl. We improve it with foam-filled slats and heavier perimeter sealing, which helps with dust and noise more than heat. If the garage is attached to living space, a sectional door is the better answer.

Curtains jumping out of the guides, worn barrel bearings, broken springs inside the barrel, and rust along the bottom rail where the door stands in driveway water. All four are repairable, usually in a single visit.
